First things first: What are the eligibility requirements for Qualified Homes? The Cascades has studio- to three-bedroom units available, ranging in rent from $1,960 to $3,614 a month. Eligibility is based on combined gross annual worldwide household income, which must be no more than four times the annual rent at the time of application.
For example, you can qualify for a studio if your household income is less than $94,080 per year. And, if you’re a recent grad earning $60,000 annually and living alone, you qualify!
But if you were to live with a partner who also earns $60,000 annually, your combined income would be $120,000, which is too high for a studio, so you’d need to apply for a two-bedroom, where the household income can be up to $127,056 a year.
In addition to meeting the income thresholds, you must be a Canadian citizen, permanent resident, or have refugee status, and have been a resident of British Columbia for the past 12 months.
How do I apply?
So, you meet the requirements. Now what? Once you’ve confirmed your eligibility, you can book a virtual leasing tour to decide if The Cascades is right for you. You’ll also need to gather supporting documents, including proof of income for all occupants (three consecutive pay stubs and your most recent tax return), three consecutive bank statements, disclosure of any assets, and other standard documents. The Cascades leasing team is available seven days a week to answer any questions.Â
When you’re ready, apply online for your preferred unit type. Once you’re approved and sign the lease, The Cascades team will re-verify your household income at least every five years.
