How this new office building saved a heritage home from demolition

Combining the beauty and character of heritage homes with contemporary architecture isn’t something you see developers doing every day.

However, in Mount Pleasant, Conwest has decided to do exactly this by making a Victorian-era home the focal point of their new 52,000 sq. ft. development.

In July, the heritage home, also known as the Coulter House, was temporarily relocated to allow for the construction of HOUSS, a contemporary strata office and industrial building, set for completion in 2021.

As you can imagine, moving a heritage home is quite a tricky undertaking. That’s why it required 16 months of strategic planning, starting with preparations for the structure and the surrounding area. Temporary transportation walls were then built to add to the integrity of the structure, and precise holes were cut in the foundation of the home to secure the bracing.

The move required trenches to be dug around the site, and even a road was built to ensure a safe and clear pathway for the house to travel. Eventually, and with much care, the Coulter House was moved to a temporary location where it will remain until it’s moved back to West 6th to become the focal point of HOUSS.

That’s right: when HOUSS is near completion, the heritage home will be restored to its original location which will allow for a striking contrast with the sleek glass and metal finishes of the new mixed-use office and industrial building.

As a result of these efforts, the Coulter House has been saved from demolition, and instead, it will become a unique entrance to a multi-use building that’s designed to meet the needs of active and growing community businesses.

Business owners can choose between a mix of industrial and office flex spaces, with a restaurant component on the main floor. If you feel like working outside during the summer months, no problem; HOUSS features spacious decks on multiple levels and a common patio on the top floor with unmatched North Shore mountain views.

When you think about it, we spend an average of 40 hours per week at work, so it’s crucial to enjoy working in your office space. Let’s face it, looking at the four walls of an office cubicle doesn’t exactly foster inspiration.

However, when you purchase an office or industrial space at HOUSS, your company will have room to breathe with high ceilings and open-plan spaces that will make collaborating on projects an effortless affair. The strata units at HOUSS will also have access to washrooms, showers, lockers, and bike storage.

Additionally, business owners will have peace of mind with a security system including fob controlled access and video surveillance at the building entrance and common areas.

Since there are units ranging from 2,000 to 10,000 sq. ft. available, there’s something for small, medium, and large-sized businesses at any stage of progression — you could even purchase a full floor for your business. It doesn’t matter whether you own a tech company, film production business, law firm, marketing agency, or a restaurant, your business can find a new home at HOUSS.

Units are under construction and selling right now with an expected move-in time of Q2 in 2021.
