A tiny home located in Toronto’s west end is on the market for just under $1 million.

The “rare detached bungalow,” located near Toronto’s Trinity Bellwoods Park, has two bedrooms and one bathroom is listed on Zoocasa for a chill $999,999.

The home is described by a real estate agent as “much smaller than the average home” in the same area, but she says the location, and the lot size, are the reason behind the steep price tag.

“The size of the property itself at 300 Euclid Ave is much smaller than the average home in the Palmerston – Little Italy area,” said Emma Pace, a Zoocasa agent in Toronto.

“That being said, the size of the lot is not unusual. I anticipate that the person who purchases this property is likely to re-develop it (provided it meets city approval guidelines) before living there. The $999,999 price tag seems steep if you consider the home itself alone — in this case, the real value is held in the land.”

The exact square-footage of the home is not listed, but the lot is said to be 20.16 feet x 129 feet.

The home also has a detached two-car garage, and is located close to shops, restaurants, bars, parks, schools, entertainment, and public transit.

According to Zoocasa, the listing has been on the market for 3 days, and similar properties have sold in 7 days on average. As well, insights show there is a “high chance of a bidding war” and prices may go over asking.
