Kensington’s newest and most expensive luxury listing is a century-old home that features a stunningly modern design.

Located on a picturesque, tree-lined street at 412 11th Street NW in the sought-after community of Hillhurst, the four-bedroom home comes in at $2.750 million.

Acclaimed firm Davignon Martin conceived of the design, which earned a MASI Design Award for 2019.

“This re-imagined, neo-Georgian, century home combines traditional charm with modern-industrial design elements to create a perfect blend of sense and soul,” the listing states.

The two-story home underwent an extensive renovation from top to bottom, inside and out.

That includes getting a new foundation, roof, electrical, plumbing and mechanical system.

With four bedrooms, four full and two-half baths (three bathrooms are ensuites), it features more than 3,800 square feet of developed living space, including a lower level that has nine-foot ceilings, in-floor heat, cool and casual brick-faced bar and chill-space, grand media room and a fourth bedroom.

Once inside, you’ll find site-finished oak hardwood, custom built-in cabinetry, artistic railings, panelled wall treatments, solid core doors, built-in sound system, Hansgrohe fixtures, designer lighting, and automated Hunter Douglas blinds.

The home boasts an open concept living room and chefs’ kitchen, which features Wolf & Sub Zero appliances as well as indoor-outdoor access to the back deck through a wall of folding sliding doors.

Hillhurst continually ranks among Calgary’s top communities. In the most recent rankings by Avenue Magazine, it placed seventh out of 185 neighbourhoods for 2020.

Located within blocks of the Bow River walkway and the popular Riley Park, it was established as an official community in 1914, two years after this home was built. The first homes began appearing in the 1880s.

As of October 30, there were 22 detached homes available in Hillhurst, with eight of those listed at more than one million dollars.
