City Council approves townhouse plan to preserve Vancouver Hobbit House

Vancouver City Council has approved a rezoning proposal to allow for the preservation and restoration of the 84-year-old Vancouver Hobbit House.

The property, located just west of SkyTrain’s King Edward Station on King Edward Avenue and Cambie Street, was sold last year to a heritage-friendly developer. The historic 2,416 square foot storybook house was on the market for $2.86-million, and at the time there were immediate concerns by heritage and Tolkien fans that it would be demolished.

Adjacent properties on the block were also purchased for the rezoning proposal to allow for the plan to construct a townhouse development that will incorporate the Hobbit House. The project is designed by W.T. Leung Architects.

Twenty units of three-storey townhouses including five lane-facing lock-off units and 40 underground parking spaces will be built. The Hobbit House itself will be moved slightly east within the property area and both its exterior and interior will be restored.

The project is being considered under the Cambie Corridor Plan which calls for greater density along the Canada Line route.
