New tech office building proposed near Main Street in Mount Pleasant

A mixed-use building with industrial and office space is proposed for a site directly across from a proposed major tech campus in Mount Pleasant in Vancouver.

On behalf of local developer The Mondivan Group, architects Perkins + Will have submitted an application to redevelop a single-storey building at 137 East 4th Avenue – just west of Main Street – into a seven-storey, 110-ft-tall building. It will replace an existing dog daycare business.

The proposal calls for 11,660 sq. ft. of industrial space with 20-ft-high ceilings on the ground floor, 23,320 sq. ft. of general office space between the second and fourth floors, and 23,320 sq. ft. of digital entertainment and information communication technology space between the third and seventh floors.

“Following the established zoning envelope for the site, the proposed building is comprised of two stacked volumes, in conformance with the required building setbacks and height limitations.”

“Although the building houses both industrial and office uses, the exterior cladding treatment unifies them together into one coherent architectural expression. Subtle variations within the overarching elevation hints at different uses behind.”

The roofs of the building and terraces will be landscaped, and there will be a significant rooftop space for gatherings and events.

Adjacent laneways will be activated by the development, with elements such as special lane paving, overhead lighting, and a terraced patio that fronts the “pedestrian-scaled lane”. A raised concrete area along the building’s edge where the laneway could even become a stage for special events, such as the Vancouver Mural Fest.

There will also be 77 parking spaces within four underground levels.

Overall, the project calls for a total of floor area of 58,300 sq. ft. on its 11,660 sq. ft. site, which gives the development a density five times greater than its lot size.

The proposal also aligns with some of the design parameters of Westbank’s proposed Mount Pleasant tech hub – the future home of Hootsuite – directly across the street.
