Rental building proposed for corner of Kingsway and Clark in Vancouver
A modestly sized residential building has been proposed for the northeast corner of the intersection of Kingsway and Clark Drive in East Vancouver.
Aquilini Development has submitted a rezoning application to turn the site at 1303 Kingsway and 3728 Clark Drive, currently occupied by a single-storey commercial buildings, including a liquor store. It is located one block west of the King Edward Village complex.
The proposal by GBL Architects calls for a seven-storey, 75-ft-tall building with 53 secured market rental units and three ground-floor retail spaces totalling about 8,000 sq. ft.
Altogether, the project will have 54,000 sq. ft. of floor area on the 14,300 sq. ft. site, giving the building a floor space ratio (FSR) of 3.77 times the size of its lot.
There are 43 parking spaces located within underground levels.
Two blocks east, the site of the now-closed Rona store is set for a sizeable redevelopment with a condominium tower, townhouses, and retail.
