Huge mixed-use development proposed for northeast Calgary (RENDERINGS)

A new go-to destination in northeast Calgary may be in the works, as a seriously ambitious mixed-use development has been proposed for an area of the city near Rocky View County.

The Omni by Genesis, a master-planned multi-use commercial destination, would create a full 600,000-sq-ft of showcase retail once fully realized, along with hotels, an office campus, senior living units, an outlet centre, and more.

The development was first proposed back in March of 2017, and development entitlements are expected to arrive sometime this summer, according to Omni’s website.

Once underway, construction of seven core districts of the area would encircle a water feature, with bridges and walkways linking the different sections of the development.

Most of the area would be used for retail, though there are also plans for a Hospitality and Wellness district, an office park, a seniors’ enclave, and a central village for dining and entertainment.

The Omni expects to benefit from the increased traffic along Stoney Trail and Airport Trail, as well as from the population increase that is expected to be seen in the surrounding neighbourhoods.

“The adjacent Stoney Trail ring road offers an unparalleled frontage for commercial profile and visibility to match the stringent locational needs of the top national, regional and local retailers and tenants,” the website states.

“This development, with its well-conceived category leading components, is expected to become the destination of choice for local and regional residents, business/leisure travellers, and area workforce.”

A total of 4,000 parking stalls are set to be created to accommodate visitors to the various districts of Omni, which plans to include 27,000-sq-ft of Children’s creativity zone, 250 active living units for seniors, 500,000-sq-ft of office space, and a 325,000-sq-ft outlet centre.

Renderings included on the website show a green, vibrant area, with a highlight on the central water area that will be separating most of the Omni districts.

A merit hearing by the Municipal Government Board is scheduled from Monday, July 30 to August 3 for decisions on the Omni Area Structure Plan to determine if the proposal will go forward into further phases.
