Third tower proposed for Seylynn Village in North Vancouver

A proposed 322-ft-tall, 32-storey, mixed-use tower will complete Seylynn Village in North Vancouver.

The District of North Vancouver has received a development application for ‘Apex’ – the third and final tower of the residential complex at 600 Mountain Highway, the northeast corner of the intersection of Mountain Highway and Fern Street, near the northern end of the Ironworkers Memorial Bridge.

Local developer Denna Homes plans to construct 274 homes, including 13 townhouse units within a podium. The unit mix is 113 one-bedroom units, 122 two-bedroom units, 38 three-bedroom units, and a single four-bedroom unit.

About 8,800 sq. ft. of commercial space will be located on the ground level along Mountain Highway. A total of 373 vehicle parking stalls are planned within at-grade and two underground levels.

Unique to this building’s design by DA Architects + Planners are two-storey ‘sky garden’ apartment units with large balconies at levels 24 and 25.

“The ‘sky garden’ feature is outlined in a white ribbon detail and includes large-scale feature landscaping,” reads a District staff report, adding that the top of the tower has sculpted cornices to “create a unique expression on the skyline of Lynn Creek Town Centre.”

Soft LED lighting is included to highlight both the building cornice and the ‘ribbon’ wall element.

Other buildings of Seylynn Village include the 24-storey ‘Beacon’ tower, the six-storey ‘Horiozon’ non-market rental building, and the 28-storey ‘Compass’ building, which will be completed this summer.

“Buildings at Seylynn Village have been designed as a ‘family of buildings’ that share many urban design characteristics, but each building has a unique character created by varying the use of materials, colours, and architectural details,” continues the staff report.

“The inspirations for the form and character of the buildings as well as the colour schemes, are the surrounding mountain setting, the area’s industrial history and nearby steel bridges, and the mid-century modern buildings that are part of the North Shore’s commercial and residential character.”

The entire Seylynn Village lot is about 5.5 acres in size, and the floor space ratio density of the overall multi-phase redevelopment is 3.2 times the size of the lot.
